The houses in Maple Heights
Maple Heights was founded in 1915, one of the first incorporated suburbs around Cleveland, and named for its maple trees. It sits about ten miles south-east of downtown Cleveland.
The city grew sharply after the Second World War, and that is the housing you mostly see today: a large stock of post-war brick bungalows, built quickly and built solidly. Southgate USA opened in 1955 as one of the region’s early large shopping centres and anchored a lot of that growth.
A post-war bungalow is a specific thing to buy and a specific thing to sell. The floor plans repeat, which makes comparable sales unusually reliable here, and it also means condition and updates decide the price far more than layout does.
The other thing to know is the county line. Maple Heights is in Cuyahoga County, not Summit, so the transfer process, the fees and the local requirements are not the same as they are in Akron. I sold on Fairway Avenue here, over asking, closing eleven days after contract.

Common questions
Maple Heights is not in Summit County. Do you still work there? Yes. I have closed there, on Fairway Avenue. It is Cuyahoga County, so some of the paperwork and the fees differ from Summit, and I will tell you where before it matters rather than after.
What are the houses like? Predominantly post-war brick bungalows, with repeating floor plans. That makes pricing more reliable than in a mixed-age market, because genuinely comparable sales are easy to find. Condition and updates do most of the work on price.
