What you can expect

A written price with the comparable sales attached, so you can see how I got there rather than take the number on trust.

A list of everything that comes out of the sale, put together before you list instead of turned up at the closing table. Commission is negotiable and it is on that list as a real figure.

A walk through the house where I tell you what I would fix and what I would leave. Sometimes that is nothing.

Photographs taken properly. Most buyers decide whether to come and see a house from their phone, so this matters more than it sounds like it should.

Every offer gone through with you, because the price on the front page is not the same thing as what you keep.

Common questions

What is my house worth? I will give you a written figure for free, with the comparable sales behind it, and I will go through why each one is or is not a fair match. That is a broker price opinion, not an appraisal. The buyer’s lender will order its own regardless.

Do I have to make repairs before listing? A few repairs pay for themselves. Most do not. I will walk the house and tell you which ones I think are worth it, and I will say so when the better move is to price for the condition and skip the work.

What does it actually cost me to sell? Commission, which is negotiable and not set by law. Then title and escrow fees, the county conveyance fee, your share of the property taxes up to closing, and anything you agree to put toward the buyer’s costs. I will put all of it on one sheet before you list.

How long will it take? That depends on price, condition and the street. Anyone who gives you a number before seeing the house is guessing. What I can tell you is what comparable houses nearby took, and what has changed since.

What do I do with everything in the house? Start earlier than you think you need to. This is the part that holds up more sales than price does. You do not have to empty it completely before we talk, and I can tell you what actually matters for photos and showings and what does not.

Can I sell if I still owe on the mortgage? Yes, and nearly everyone does. The loan is paid off out of the proceeds at closing and you keep what is left. If you owe more than the house is worth, say so early. That is a different conversation and it does have options.

Should I sell before I buy? Usually, if you need the equity to buy. Not necessarily, if you can carry both. We work out which one you are before you list, not after.

What if it does not sell? Then something is wrong with the price, the photos or the condition, and it is my job to tell you which one and to tell you early.
