What the number is based on
Every house in Summit County has an automated estimate attached to it somewhere, and most owners have looked theirs up. They are worth exactly what they cost, which is nothing.
A model works from public records. It knows the square footage and the year and the bed count. It does not know that you replaced the furnace, that the basement takes water in spring, or that the house two doors down sold cheap because it sold to family.
What I do instead is walk the house, pick comparable sales that are actually comparable, and write down how I got to the number so you can argue with it. If I think you should list higher than you expected, I will say so. If I think the number you have in your head is too high, I will say that too, which is the less popular half of the job.
If you are selling, the same visit covers what is worth repairing and what is not, and what the sale will cost you end to end.

Common questions
How is this different from the estimate on a listing site? An automated estimate is a model run on public records. It has never seen your kitchen, does not know that the roof is two years old, and cannot tell a finished basement from a damp one. It is a starting point and it is often out by a wide margin in either direction. Mine is a person walking the house and choosing the comparable sales deliberately.
Is it an appraisal? No. It is a broker price opinion. An appraisal has to be done by a licensed appraiser, and when a buyer gets a mortgage their lender will order one regardless of what either of us thinks.
What does it cost? Nothing, and there is no obligation attached to it.
Do I have to list with you afterwards? No. Some people want the number for a refinance, for an estate, for a divorce, or because they are simply curious. You are welcome to take the figure and do nothing with it.
How long does it take? Half an hour to walk the house, and I will have the written figure to you within about two days.
What do you actually look at? Recent sales of genuinely comparable houses nearby, then the things a model cannot see: condition, layout, what has been updated and when, the lot, what the street is like, and what is currently for sale that a buyer would weigh against yours.
